    Here are five of them.

    1. Verify the license before they arrive.

    In Texas you can look up any contractor license in about two minutes on the Texas Department of Licensing and Regulation website. Type in their name or company. If they are licensed it shows up. If they are not that tells you something important before they ever set foot in your home.

    2. Ask for proof of insurance.

    Any legitimate contractor carries general liability insurance. Ask for it before they arrive, not while they are standing at your door. If they cannot produce it or get defensive about being asked that is a signal worth paying attention to.

    3. Get the quote in writing.

    Verbal quotes are worth nothing if something goes wrong. Ask for the estimate in writing, even if it is just an email or a text message. Surprise upsells and scope creep are two of the most common complaints homeowners have about contractor visits. A written quote does not eliminate them but it gives you something to stand on.

    4. Make sure someone is there.

    This one is harder than it sounds. Life does not stop because a plumber is scheduled for a Tuesday at noon. If you cannot be there, find someone who can. A neighbor you trust. A family member.
